Terms & Conditions

We thank you for adhering to all our terms and conditions

Making a booking with us constitutes a legal contract in which we are agreeing to reserve a room (or rooms) for you to the exclusion of others for the dates requested. Therefore, bookings must only be made by adults aged 18 years or over.

Confirmation of your booking will be made by email. The entry in our booking form and diary containing your full contact details will be considered proof of our communication with you and your accepted booking.

Full payment is taken on the day of arrival. Payment can be made via cash or card. Alternatively, full payment can be made via BACS (transfer)

By booking with us, guests give consent for us to retain the contact details of our guests such as email addresses, telephone numbers and postal addresses in order to maintain contact in relation to bookings. We do not pass contact details onto third parties and we will destroy any contact details upon request.

Cancellation policy

​

Please note the cancellation policy before committing to a reservation. 

If the booking is cancelled less than 7 days before arrival then a charge equal to the full booking amount will be made.
If the booking is cancelled 7 or more days before arrival then a charge equal to £10 per booking will be made.

Please note that no refunds are given in the event of early checkouts. If a guest(s) fail to notify us of a cancellation, does not arrive on the due date, refuses to accept the accommodation booked on arrival, we reserve the right to treat this as a cancellation.

We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with Little Bassett Bed and Breakfast that is pre-booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees. In addition, we may take legal action, through the Courts, to recover any outstanding debts.

 

Cancellation by Us

​

Should it become necessary for us to cancel a booking, for example on compassionate grounds we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we will attempt to book you into another local bed and breakfast of the same or lower Visit Britain grading in a similar standard of room(s). Should this establishment be more expensive than Little Bassett Bed and Breakfast, we will pay the difference for the first night of your stay. Our liability will not extend beyond these conditions.

We reserve the right to cancel a booking at any time before the date on which your stay begins if unforeseen circumstances beyond our control occur. In this unlikely event, we shall do our utmost to find alternative accommodation in the area for you.

Check In/Out

​

Check-in is available from 2pm. Later check-in is only available when prior arrangements are made. 

Guests are required to check out by 10.30am. 

Late check-out may be possible subject to availability

Early check-in may be possible subject to availability.

Breakfast

​

In order to minimise food waste, we request that you complete a breakfast booking form and leave it on the dining table by 8pm every evening. 

Please be aware that if breakfast is taken in the room then some options are not available.

​

Dogs

​

Dogs must be kept on a lead at all times and are not permitted in the guest dining room. 

If dog is deemed disruptive to our other guests then they may be asked to find another B&B or hotel to stay in.

Dogs are allowed in the Nautical Room (Twin Beds) and the Wight Room (Single Bed)

Dogs are not allowed on the furniture and a £50 charge for cleaning will be given if there is evidence that the dog has been on the bed. 

You are responsible for any repair costs if your dog causes any damage. 

The charge for one dog is £10, and for two dogs it is £15. This is for the duration of your stay. 

Please ensure that you “pick up” after your dog

No more than two dogs allowed in any room

Guide dogs are exempt from the policy but please call for more information before booking.

Environmental Consideration

​

We try to consider the environment and will only change your towels and bedding when requested.

​

Dietary Requirements

​

Guests are required to inform us of any dietary requirements.

​

Smoking Policy

​

Little Bassett is a non-smoking Bed and Breakfast. Smoking is not permitted anywhere within the house but smokers are welcome to smoke in the garden.

​

Car Parking

​

A car park is available for guests’ use at the front of Little Bassett. Cars parked here are at owner’s risk. We try to accommodate motorbikes and cycles in a secure garage, this is subject to availability.

​

Breakages/Damages

​

We appreciate that breakages sometimes occur, however, so that other guests are not put out we ask that you let us know of any damage or breakages so that we can repair or replace items. 

Please do not remove bathrobes from guest rooms and please do not use bath towels for the beach.

Excessive noise, abuse or drunken and disorderly behavior will not be tolerated. If property is damaged by any lack of care, reckless or deliberate means a full charge will be levied to cover the cost of the damage.

Valuables

 

We cannot accept any responsibility for loss or damage to Guests' possessions, or vehicles, howsoever caused. If you are dropping off luggage prior to gaining access to your room, please ensure that your luggage is locked and that it does not contain any valuables or money.

​

Keys

 

You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £15.00 per set.

Other matters

​

We do not discriminate on the grounds of gender, religion, race, disability or sexual orientation.

If you have a disability/bed wetting that may affect your stay, please do inform us when making your reservation so that we may do our best to accommodate you. Please note we only have one room on the ground floor, unfortunately we do not have wheelchair access.

Please ensure that you have all your belongings with you when you leave. We have to charge for postage if you want us to forward any items onto you.

The number of people sleeping in any room must not exceed the number who have booked to stay. 

We cannot accept any responsibility for loss or damage to your property during your stay.

You are welcome to use the iron and ironing board, please ask.

Take away foods are not permitted in the guest bedrooms, however you are welcome to use the guest dining room.

We regret that we do not have the facilities to accommodate dogs other than guide dogs.

Wi-Fi Access

 

Little Bassett Bed and Breakfast provides you with access to the internet,  by using our Wi-Fi Service you automatically agree to the terms and conditions of use. We would like to ensure that all of our guests have an enjoyable internet experience whilst staying with us. We have therefore implemented a ‘fair use’ policy to ensure that we can continue to provide a fast and reliable service.

We may monitor the performance of our network and the use of it by our guests. If we notice that a guest is using it in excess of what is expected from reasonable normal use and where such excessive use is affecting other guests, particularly during busy times, we may restrict usage. If you do not use file sharing software or download large files from the internet then you should not be affected by our fair use policy. However, if it becomes clear that heavy downloading, peer-to-peer networking, or excessive streaming (i.e. more than simply streaming programme content from websites such as BBC iPlayer, 4 On Demand, or itv.com) is taking place then we may contact you to ask you to reduce your use to allow our other customers to share the system fairly. If you continue to do so, or if you persistently exceed normal use to the extent that it affects our network and other user’s enjoyment of the service, then we reserve the right to restrict or deny you access to the network. If you do not agree to the terms, please do not access the service.

 

We will use our reasonable endeavors to ensure that you are provided with, uninterrupted service 24 hours a day. We will not be liable however, for any reason if the service is not available at any time for any period, nor for any loss of data or damage to the equipment you suffer as a result of using our service. We may suspend access at any time and for any reason, including routine or emergency maintenance of the servers. For this reason we strongly recommend that you regularly save any work you are doing whilst using the service.

 

The service we provide is intended to be used for general purposes, including accessing the World Wide Web, email, messaging services and chat rooms. You undertake to us that you will use the services responsibly and that you will behave in a lawful, honest and proper manner when accessing the services. Without prejudice to any other provision of this agreement, we may terminate your use of the service at any time without notice if we become aware of any behavior that has a negative effect on our equipment or network or the use by other customers of our equipment or network or the internet in general, or which damages, or has the potential to damage, our reputation.

Without prejudice to the generality of the paragraph above, you may not: use the service for any illegal purpose (including but not limited to breaching any intellectual property or computer misuse legislation and downloading or uploading any illegal material); send any unsolicited commercial email (or “spam”) or any activity relating to it; carry out any “hacking” activities such as attempting to access systems without authorization or carry out denial of service attacks.

Free Wifi is provided but no responsibility can be taken for its failure to operate your equipment.

If problems arise during your holiday, please notify Mr. & Mrs Richmond immediately so these can be resolved effectively and efficiently. No complaints will be accepted once the holiday has finished.

 

You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our license's or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

 

If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

 

This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts
